That Minutes CoA 3-2026, being the minutes of the Committee of Adjustment meeting held on Thursday, April 16, 2026, BE ADOPTED as presented.

That, respecting Consent Application D10-02-2026, respecting 26 Queen Street North (PLAN GEORGE KEEFER LOT 90 NP889), submitted by Greg Taras, Urban and Environmental Management Inc. on behalf of Paul Pierobon, E.P.P. Track Equipment Limited, for the purpose of permitting the creation of a new residential lot, the following BE APPROVED: 1. That Part 1 on the severance sketch contained within the Staff Report be conveyed as the severed lot (the ‘lands to be severed’), having a proposed frontage of 10.15 metres and lot area of 315.0 square metres; and 2. That Part 2 on the severance sketch contained within the Staff Report be retained (the ‘lands to be retained’), having a proposed frontage of 10.155 metres and lot area of 317.2 square metres, subject to the following conditions: 1. That the owner/applicant provides the Secretary-Treasurer with a legal description, acceptable to the Registrar, of the subject parcel, together with a copy of the deposited reference plan; 2. That the owner/applicant provides a lawyer’s undertaking, to the satisfaction of the City Solicitor, and agrees to forward a copy of documentation confirming the transaction has been carried out, to the City within two (2) years of issuance of the consent certificate, or prior to the issuance of a building permit, whichever occurs first; 3.
